Listing on Stockholmsbörsen is planned for the beginning of 2006
Today saw the announcement of the formation of a new property company, Diös Fastigheter AB, which will focus on high yield properties in northern Sweden. The company has been formed by a number of established property companies and investors, including Fabege, Humlegården, Klövern, Persson Invest, LRF, Backahill and Catella Kapitalförvaltning.
Diös will raise SEK 270 million through a cash private placement. An agreement has been signed with AP Fastigheter regarding the purchase of a property portfolio located in the Gävle-/Dala region, and title to the properties will vest in Diös on 1 June 2005. The property value of this portfolio is approximately SEK 1,165 million.
In addition to the purchase from AP Fastigheter, Diös has also signed letters of intent with Fabege, Humlegården, Klövern and Persson Invest regarding non cash acquisitions of properties. Through non cash acquisitions, Diös will obtain attractive properties in selected towns and cities with a total property value of approximately SEK 660 million.

It is planned that Diös will be listed on Stockholmsbörsen's O List at the beginning of 2006. During the listing process, Lars Holmgren from LRF will serve as chairman of the company's Board of Directors.
The total property portfolio after non cash acquisitions will comprise 60 properties located in 11 towns and cities, from Borlänge in the south to Luleå in the north. The head office will be located in Östersund, supplemented by local offices in Falun and Sundsvall.
"Through efficient and market oriented property management, we will create long-term tenant relations. We already possess the basis for a professional organisation comprising skilled, dedicated and well-attuned employees", says Christer Sundin.
The total lettable area of the entire property portfolio amounts to approximately 320,000 sq.m. The total rental income is approximately SEK 250 million, while net operating income amounts to approximately SEK 155 million. The total portfolio has a property value estimated at approximately SEK 1.8 billion, with most of the value being located in Borlänge, Falun, Gävle and Östersund.
Catella Corporate Finance and Swedbank Markets will act as advisers to Diös in connection with the IPO.
